With our introduction service we will

  • Market the Property
  • Carry out Viewings
  • Take References
  • Draw up a Tenancy Agreement
  • Ensure the tenancy is signed by both parties

Additional services available with a surcharge

  • Draw up an inventory and scheduled of condition
  • Conduct check in of the tenant.

 

 

 

Let and Rent - 6%

This service includes all the previous points for an introduction only service.

Once the tenants move in, we will also  

  • Collect and protect the deposit  
  • Collect your rent 
  • Send annual rental statements to the landlord
  • Write to the tenants if in arrears
  • Accounting to HMRC if needed
  • Serve notice 
  • Check out tenant/s

This includes all the above plus acting on landlord’s behalf on a day to day basis 

  • Managing day-to-day repairs and maintenance
  • Arranging for the renewal of gas/electric and EPC certificates
  • Transferring utility accounts to the names of new tenants
  • Conducting inspections 
  • Preparing the schedule and cost of damages at the end of the tenancy 
  • Negotiating between parties regarding any dispute over damages 
  • Obtaining possession 
  • Representing the landlord in court 
  • Overseeing refurbishment work
  • 24-hour emergency call outs
  • Coordinating and carrying out all paperwork for your property including liaising with the council and the utility companies
  • Regularly sourcing and comparing the best deals for your property e.g. insurance and utility companies

  • Monthly reports of all your financial activity for your property in preparation for your accountant and tax purposes - tax requirements for overseas landlords.

Sales - 1% Fee

No hidden charges, no sale, no fee

  • Free Valuation
  • Preparing sales particulars, including photos
  • Marketing & Advertising the property on the internet and in the local  property press
  • Arranging viewings & showing suitable applicants
  • Liaising with solicitors & buyers till completion 

 

 

 

Guaranteed Rent

1-3 Years - Monthly deduction

  •   Option of 100% of rent covered in the case of arrears (Maximum of 6 months)
  •   Option of 50% Rent paid after vacation possession (Maximum of 2 months)
  •   Access to legal team to speed up claim’s payments
  •   Option of Legal costs relating to evictions up to £25,000 to £50,000
